Belmonte Bowmanor, estate agent
Having let over 4,000 properties over the last 10 years, we know the implications of letting a property are high. We are not merely a letting agent, but endeavour to cover all aspects of letting and managing your property.
We are the area's No 1 letting specialist and do not offer estate agency services. Our interests are concentrated on managing your property; we are not distracted by other forms of business such as pursuing sales commissions. Any agent handling your property must be a specialist; three estate agents have already referred their lettings business to us due to clashes between their letting and estate agency departments. As a member of the National Association of Estate Agents, we must comply with their conditions and professional indemnity requirements, (many agents do not even have insurance).
Our competitive fees are commensurate with the support you require and assure you of our dedication to protecting your interests. Do not choose your letting agent on fees alone. The service is vitally important; mistakes can lead to large fines and imprisonment. Any agent offering lower management fees, is diminishing the service offered and will increase your future problems. Our letting system ensures the common problems of tenant deposit disputes and maintenance issues are kept to a minimum.
No agent will match our dedication and investment in letting & managing your property. Our management fee includes many additional services. You can access your information on line 24 hours a day, 7 days a week. Unique to us, tenants are advised of new properties within hours of the property becoming available. Our interactive website is on-line and offers numerous links through the four largest property portals: thesmartwaytorent.com, Homes on Line, Rightmove, Fish for Homes and NAEA, as well as many others including Google and Yahoo. Combined with full colour advertising and 20 dedicated trained staff using the latest specialist networked computer software, we are acting on your behalf to achieve results.
The principle of our letting procedure has always been that it is far more important to let to the right tenant than to let quickly to the wrong one. To meet the various needs of our clients we offer various levels of services. Please contact us for more information.

Once upon a time it was David Beckham, Wayne Rooney and Kate Moss all rolled into one - making headlines on a daily basis with every move endlessly analysed. Enlarge Buy-to-let: Is it worth it? But while buy-to-let may no longer be the hot property it once was, as an income investment for those with enough money to raise a big deposit it looks attractive, especially compared to low savings rates and stock market volatility. But beware, many investors who bought in the boom struggled as mortgage rates rose before the base rate was slashed to 0.5 per cent - and one day interest rates must rise again. Lower house prices, rising rents and improving mortgage deals are tempting investors once more. If you are planning on investing, or just want to know more, we tell you the ten essential things to consider for a successful buy-to-let investment. Like any investment, buy-to-let comes with no guarantees, but for those who have more faith in bricks and mortar than stocks and shares here are This is Money's top ten tips: 1. Research the market If you are new to buy-to-let, what do you know about the market? Do you know the risks, as well as the benefits. Catch up with the latest news in our buy-to-let channel. Make sure buy-to-let is the investment you want. Your money might be able to perform better elsewhere. In recent years a high-rate savings account would beat most investments. Now rates are lower, but investing in buy-to-let means tying up capital in a property that may fall in value. This compares to the possibility of a 5% annual return on a fixed rate savings account. You could also get a similar return from an investment in funds, shares or an investment trust - paying just 10 per cent tax on income and getting tax-free capital growth through an Isa - with the ability to sell up quickly if you want. If you know someone who has entered the buy-to-let market, ask them about their experiences.
Belmonte Sales & Lettings
SELLING OR LETTING YOUR PROPERTY- With Belmonte Sales and Lettings. Westgate, Broadstairs and Ramsgate. Covering all aspects of selling, letting and managing property throughout Thanet.
Established in 1986, Belmonte soon became the number one letting agents in the area. Our reputation for professionalism, and a high standard of service has served us well, as we have let in excess of 7,500 properties.
As Thanet's most successful letting agent, we thought about utilising our strong brand name within the sales sector. In 2012 we approached Regal Estates.
Regal Estates have long established offices in Canterbury and Sandwich, then opening Westgate in 2008. We were so impressed by the way the company was run and the level of customer service they provided, that we could not resist the opportunity to merge with their Westgate office.
We kept the hugely successful Westgate office as it is and opened additional offices in Ramsgate and Broadstairs.
In 2013 we launched Belmonte Sales and Lettings. We introduced a price match promise. This pledge was to ensure we could not be beaten on fees by any like for like agent. We knew we were delivering a top quality service, and by introducing a price match promise, we were able to bring that first class service and professionalism right across the board for our sales, lettings and management departments.
We retained the "Top Team" from Regal Estates in Westgate and introduced their expertise with our considerable experience and knowledge within the property industry. We now have a combined team of 23 members of staff covering Sales lettings and Management from our three Thanet offices.
We always have been a progressive company, looking to evolve with technology and expectations. However one principle will always remain our focus. That is not just meet our clients and customers expectations, but exceed them.
